
The 2025 Crozet real estate market is likely a very different one than when you last bought or sold a home.
I’m not going to write a full market analysis post, but thought this was a useful look at a broad market segment – Brownsville + Crozet Elementary districts
I looked at resale sold via MLS single family & attached homes in Albemarle County for 8/1/2025 – 9/19/2025, 2024, and 2019. I wrote a similar post on RealCentralVA looking a bit more broadly.
I specifically excluded new construction as a) that’s a different product than resale and b) new construction pricing often is designed to close over the initial asking price.
What do the numbers say about the Crozet real estate market?
- A few more homes have sold in this time frame this year versus last year.
- Median days on market for resale homes in Crozet are up a bit, from 10 to 22. If I were writing a clickbaity headline, I’d write, “days on market doubled!” but, no.
- Fewer homes are selling with multiple offers, over asking price – 20% this year, and 25% last year.
- More homes are selling for under asking price.
- A few less are selling for 100% of asking price – about 11% this year vs 20% last year.

Anecdotally, I’m seeing more “for rent” signs popping up. When is the last time you saw for rent signs staying up, much less being put up?
Pricing matters
Knowing your specific micro-market with Crozet is critical. The Western Ridge resale market is different than the Old Trail townhome market, is different than the brick ranch, is different than the house on 2 acres just off that gravel road. And they all are captured when we say “the Crozet real estate market.”
I wrote in my note in July:
A few things I’ve heard from other Charlottesville area agents (and one buyer) —
- “Now that there’s a little bit of inventory, the only remaining buyers are really picky all of a sudden”
- “I showed seven houses to a buyer yesterday and eight to a different buyer today. Haven’t done that in years.”“We’re thinking about next steps, and would like to start receiving listing emails so we can get a feel for sale and price drop timelines.”
- We have more active inventory on the market right now than we have seen in years.
- “I’m glad I didn’t wait for rates or prices to drop to buy; we’ve been in our home for two years and we’re happy.”
