Question: What’s going on on 240 near the veterinarian?
Quick answer: restaurant, offices, medical.
You drive by it all the time (or ride bicycles, and I’ve seen a few people walking).
What is it? Asked differently, what’s being built where the Green Olive Tree used to be? Or, what’s going in where the laundromat and movie store used to be? (hint: that’s the same place)
“The planning and zoning history on this site is extensive. In 2009, the ARB approved a design for a commercial building in the location of the current proposal. See Figure 2 below for the approved design. Architectural designs for the carwash building were reviewed and approved by the ARB in 2013. That building was constructed in 2018.
Sometimes, all it takes is asking questions, so I did. A quick email to the fine folks at Mackenzie, who are managing the leasing of the property, and they responded quickly.

What is the realistic timeline?
“We’re aiming for delivery in Q1 2027”
Have you signed any tenants yet?
“Yes, we’ve leased up 12,111 SF (Bldg total is 21,405)”
Can you name any that you have signed?
“I’ll have to check with each tenant, we typically do a presser but defer to them first.”
What do you expect to be the target audience for those leasing and for those visiting the retail?
“We think it’s well located to pull retail traffic from Crozet and the west side of Charlottesville. That being said, I think our tenant mix will attract a broader audience. Thus far, we have some wellness and F&B on the retail side with financial services and medical in the office space upstairs.
Right now, it’s a mix of national and local tenants. We have 3 to 4 spaces remaining (depending on how much space each tenant requires). We anticipate the (Food and Beverage) tenant to be a well-recognized local group but that could always change.”
I did my best to navigate through the County’s Civic Access Portal, which requires a login (shouldn’t a citizen be able to access public information without logging in?) and I failed miserably. I’d like to think one of you has better success at finding the site plans.
Wouldn’t it be great if we got wider sidewalks and bike lanes too?!

As a person who passed by often I love the parking lot behind. As a cyclist, I am grateful there’s not a new driveway to watch out for. I hope they put in a bike rack from the get-go! It’s definitely a bikeable/walkable location.
